Holt, 12 Flanders Lane (26-38)  The Board held an accessory apartment tie-in discussion with Mr. and Mrs. Holt, who would like to explore whether it is possible to convert existing bunkhouse into an accessory apartment.  The Board pointed out that the lot is only 27,800+sf in size, and that Title 5 requires a maximum of one bedroom per 10,000sf.  The existing dwelling has four bedrooms, per bedroom count conducted by Marina Lent, so the property is entitled to maintain this number, but the Board felt it would be difficult to increase the number of bedrooms on this very small property, and suggested that the Holts may want to consider reducing the number of bedrooms in the main house, if they wished to add a bedroom in the barn/bunkhouse.

Becker, 18 Tiasquam Ridge Lane, (8-33)   Chris Alley presented a proposed three-bedroom septic system repair for a failed 1984 system serving a three-bedroom dwelling.  The 1,000 gallon tank will be supplied with a T and the gas baffle knocked out.  The proposed plan does not require variances.  The Board approved the proposal, pending receipt of three copies of the plan at the BOH office.

Vytlacil, 21 Squibnocket Road, (35-24)   Peter Rodegast presented a 3-bedroom renovation plan for the “blue door” house on Squibnocket Road that is served by a 2012,  4-bedroom system.  The Board noted that the system capacity is adequate to serve the proposed renovation, and asked Marina Lent to convey the Board’s findings to Building Inspector Lenny Jason.  Peter Rodegast will file an “as-built” showing reconnection of the system following the renovation.

Feiner, 80 Beach Plum Lane (21-72)   The Board awaits confirmation from Reid Silva that the venting system serving the proposed upgrade is adequate to the needs of the proposed system prior to releasing the permit.

Rodell, 1 Spud Row (16-5)   The Board noted that Reid Silva has demonstrated that two compliant separate septic systems are possible on this property and approved the proposed plan for a system serving both house and guest house.

Waitzkin/Slavin, 6 Eddy Farm Road (25-1.2) Reid Silva discussed a proposal with the Board to use the existing leaching pit to serve a proposed renovation.  The Board asked to see an upgrade design for the existing dwelling.  The design will include an area assigned to a future system upgrade, and a plan showing its location in relation to the proposed house plan.

Fulenwider/Wilke, 35 Harlock Pond Road (1-12)  Reid Silva discussed plans for a septic system upgrade for an 8-bedroom dwelling on an 18-acre lot with wetlands and ocean-front.  Reid noted that this system would require variances.  The Board will require a public hearing, which will be held at its next regularly-scheduled meeting, on April 6th, at 5:30pm.

Public Hearing Notice for Board of Health Hearings:  The Board will establish requirements for posting notice 21 days prior to BOH Hearings.

Freydberg, 12 Hill Land Road (32-40)   Matt Poole made a motion to reconsider the Freydberg application which was previously approve for 5 BR at the March 2 Board meeting.  Mr. Poole stated the motion to reconsider was based upon the board’s acceptance of a description of existing conditions by the applicant’s representatives (Sourati and Napior) that led the board to conclude that the existing house contained 5 bedrooms.  On March 3, the moring following the meeting, Mr. Poole revisited the site and confirmed that the existing conditions floor plan had been incorrectly represented or described and the board had mistakenly relied upon this incorrect representation to designate the existing house as containing 5 bedrooms. Mr. Poole asked the board to reconsider its earlier decision specific to bedroom count.  The motion was seconded by Katie Carroll.

After discussion regarding the existing conditions floor plan and the Title 5 definidion of “bedroom” there was general consensus on the board that the house was most accurately defined as containing 4 existing bedrooms.  A motion as made by Matt and seconded by Katie to define the existing house as 4 BR and to deem both the existing and proposed floor plans and bedroom count as adequately served by the proposed septic system was approved
